Can foreigners own beachfront property in Costa Rica?

Yes — most beach property is titled land that foreigners can own outright, the same as citizens. The exception is the Maritime Terrestrial Zone: the first 50m from the high-tide line is public, and the next 150m (to 200m) is concession land leased from the municipality rather than owned freehold. What’s the difference between titled and concession (maritime zone) land?

Titled land is registered freehold property you own outright. Concession land within the 200m maritime zone is a long-term lease (typically 5–20 years, renewable) granted by the local municipality, with restrictions on foreign majority ownership. Both can be good buys — but they’re priced and financed differently, so it’s essential to know which you’re looking at.

Which beach towns are most popular with buyers?

On the North Pacific and Nicoya Peninsula: Tamarindo, Nosara and Santa Teresa lead for surf, lifestyle and rental demand. On the Central and South Pacific: Manuel Antonio, Uvita and Dominical draw buyers who want rainforest-meets-ocean living.
